What “Everything’s Included” actually means
The package, and its edges
Everything’s Included® is Lennar’s registered program: features other builders sell as options come as standard in the base price. It is a real advantage, and it is the reason Lennar’s base prices compare well.
Two honest edges to it. First, the package is defined per community — what’s included at Willow is not identical to what’s included at a Lennar community in another market, so read Willow’s own feature sheet rather than a national brochure. Second, “included” is not the same as “unlimited”: structural changes, homesite premiums, and anything outside the package still cost money, and those are where a base price becomes a contract price.
We go through the Willow feature sheet line by line with buyers before they sign. It usually changes which plan they pick.
The number that matters isn’t the base price. It’s the base price plus the homesite premium plus the structural options you actually want. On the same plan, that gap can run tens of thousands of dollars depending on the lot.
