The short version
Five collections, one masterplan, one gate
Willow is a Lennar masterplanned community off Tucker’s Grade in Punta Gorda. Lennar is building 442 homesites here across five distinct collections — from an attached townhome under $210,000 to a 3,392 sq ft Manor home. That spread is unusual. Most communities pick a lane.

Why the location works
Two highways, one entrance
Tucker’s Grade is the point where I-75 and US-41 come closest together anywhere south of Tampa — they are about a mile apart here. Willow sits between them: roughly 0.4 miles to US-41 and 0.7 miles to I-75 Exit 158, measured straight-line from the community’s own coordinates.
Practically, that means you pick your route based on where you’re going rather than fighting one corridor. Punta Gorda Airport — a real commercial airport with scheduled service, not a general-aviation strip — is about four miles away.
- Straight-line to Punta Gorda Airport (PGD): about 4 miles
- Straight-line to downtown Punta Gorda: about 6 miles
- Straight-line to downtown Fort Myers: about 17 miles
These are straight-line distances computed from the community’s published coordinates, not drive times. We don’t publish drive times we haven’t measured. Ask us and we’ll drive the route with you.

Current buyer incentives at Willow
Lennar is running real money at this community. Incentives are set per home and they change — these are the ones live as of August 18, 2026.
Closing costs covered
Lennar is paying closing costs on qualifying homes. On a $330,000 purchase that is real money you do not have to bring to the table — and it is the incentive buyers most often forget to ask about.
Promotional financing
A reduced FHA rate is being offered on selected homes. Whether it beats an outside lender over the years you will actually hold the loan is a calculation, not a slogan. We run it with you.
Price reductions on inventory
Selected finished and in-progress homes have been marked down from their original list. The best reduction is usually on the home Lennar most wants to move, which is not always the home you most want.
Incentives attach to specific homes, and they expire. Before you fall for a number in an advertisement — including ours — ask us what is actually available on the home you like, and we will get the terms in writing.

Read this before you visit
One visit can cost you your agent
Lennar’s published broker policy asks your agent to do two things: “Register your client, or have your client register you as their broker, during their initial contact with Lennar,” and “Join your client on their first visit to a Lennar Welcome Home Center, whether in person or virtually.”
If that doesn’t happen, Lennar is not obligated to pay your agent anything. In practice that means most agents can’t represent you on that purchase — you’d be negotiating alone against a builder who does this every day.
It costs you nothing to have us registered first, and your price does not change.
