What’s here

The Willow amenity campus

Everything below is built and open to residents. It sits together in one place on the lake rather than being scattered through the community, which is the difference between amenities you use and amenities you drive past.

Resort-style swimming pool

The centrepiece, set on the lake with a sun-shelf edge and loungers around it. It is the amenity people use every week rather than once a season.

Spa

A separate heated spa alongside the pool deck — the part of the amenity package that gets used in January.

Clubhouse

The social hub, with indoor gathering space and a covered terrace looking out over the pool and the water beyond it.

Fitness center

Cardio and strength equipment on site, which for most owners replaces a gym membership and the drive that goes with it.

Pickleball courts

A full bank of dedicated courts — not one shared surface with lines painted on it. Pickleball is the single most reliable way people meet their neighbours in Southwest Florida.

Tennis courts

Two dedicated tennis courts next to the pickleball bank, so neither sport has to wait on the other.

Yoga lawn

An open, level lawn kept for classes and stretching, tucked away from the pool noise.

Tot lot & playground

Fenced play equipment for younger children, positioned within sight of the clubhouse.

Picnic area & fire pit

Shaded tables and a gas fire pit — the evening version of the pool deck.

BBQ area

Shared grills by the picnic area, so you can cook for a crowd without owning the equipment.

Lakes and ponds

Water is used as the organising element of the site plan rather than an afterthought. A large share of Willow homesites face it.

Gated entry

A single controlled entrance off Willowleaf Boulevard.

The layout

One campus, on the water

The amenity centre is arranged as a single campus: clubhouse and fitness centre in the middle, pool and spa on the lake side, courts on the far side of the parking, yoga lawn and tot lot tucked between. Mail kiosk is on site too, which sounds trivial until you have lived somewhere it isn’t.

The practical effect is that a family can split up on arrival — courts, pool, playground — and still be within sight of each other. Communities that string amenities along a spine road never manage that.

A lifestyle director programmes events on the calendar, which is what turns a clubhouse from a room into a reason to leave the house.

Worth knowing

How amenities actually affect what you pay

Amenities are not free, and they are not paid for out of the purchase price. They are funded and maintained through the community’s assessments, which are billed separately from your mortgage and separately from your property taxes.

That is not a criticism — a pool, a spa, a fitness centre, two tennis courts and a bank of pickleball courts cost real money to run, and a community that under-funds them looks tired within five years. It is simply a line in your monthly budget that is easy to leave out when you are comparing a Willow home against a resale house with no association at all.

We go through the full assessment picture with every buyer before contract. Ask us for it early rather than late.

The question to ask on your visit: what is the current assessment on the specific collection you are buying into, what does it cover, and what is the association’s reserve position?

Every one of those has a documented answer. We will get all three for you in writing.
