Three comparisons that actually come up
Townhome or villa?
About $20,000 apart at the entry point. The townhome gives you a third bedroom and two floors with a one-car garage; the villa gives you single-story living and a two-car garage. If stairs are a factor now or in ten years, that decides it — and the garage difference matters more in Florida than people expect, because it is where the second car, the bikes and the storage all live.
Patio or Executive?
They overlap heavily in price and the honest answer is that Patio Homes give you more square footage per dollar while Executive Homes give you more choice and larger homesites. The Jefferson — six bedrooms, 2,463 sq ft, $335,999 — undercuts several smaller Executive plans. If bedrooms per dollar is the goal, Patio wins outright.
Executive or Manor?
At the top of Executive and the bottom of Manor you are choosing between a bigger house on a standard homesite and a similar house on a larger one. The Monte Carlo (3,231 sq ft, $437,999) and the Harborwalk (2,587 sq ft, $419,999) are the clearest version of that trade — 644 more square feet, or a bigger lot and a wider street presence.
